Our story

Founded in 1994 by Ray Charmak FCCA, River Oaks Homes has grown from a small family business into one of the South East’s leading boutique developers.

From our early projects in Hastings to landmark developments across Sussex and Kent, we have built a reputation for delivering homes that combine architectural distinction, environmental responsibility, and a lasting sense of place.

To create sustainable, design-led homes that enhance communities, celebrate local character, and set new standards in quality and craftsmanship. We believe great design should serve both people and the planet — integrating green spaces, energy efficiency and low-carbon materials into every project we undertake.

Our ethos

Sustainable

Our build ethos is focused on sustainable build materials ensuring our impact on the environment is as minimal as possible. Where possible we involve renewable and non-toxic materials, increasing energy efficiency, and minimising waste.

Biodiverse

We approach building design prioritising the integration of natural elements and ecosystems into the built environment. We aim to enhance biodiversity, promote sustainable development, and improve the quality of life for both humans and wildlife.

Enhancement

Each development considers the immediate environment, to not only reduce its impact, but to seamlessly integrate and become of the community. Using the development as an opportunity to improve the immediate area with infrastructure contributions, green space increase and improved dwelling areas.

Community

We consult the local community / communities throughout the development process, resources, and guidance to meet the needs of the immediate community. The community typically provides input through consultation with ongoing monitoring and updates. Whilst providing the ongoing communication with the community.

Our charitable work

Giving back is central to our ethos. River Oaks supports several charitable initiatives, including Equal Footings, a Brighton-based organisation co-founded by Ray Charmak to help young homeless people access housing, training and employment.
